ARCO/Murray is gearing up to begin construction on three speculative warehouses in Elgin, Illinois for Crow Holdings Industrial. The new Park 90 Elgin business park features state-of-the-art buildings ranging in size from 106,000 to 376,000 square feet. Construction is scheduled to begin in early June with an estimated completion of summer 2020. This is ARCO/Murray’s fourth project with Crow Holdings in the Chicagoland area since the beginning of 2018.
Due to a gas pipeline bisecting the site, earthwork operations and site grading have strict limitations. ARCO/Murray is guiding the process to find the most efficient way to build on top of the line with respect to cost, schedule and safety by engaging geotechnical engineers, earthwork contractors and local experts as early as possible. The 42-acre, former soybean farm, poses significant sitework challenges including excess topsoil and moisture content in the native materials. ARCO/Murray is planning to sequence site and schedule logistics around removing the surplus topsoil by stockpiling the material creatively throughout the site during the construction process to still deliver the project on time. With another large-scale, four-building development for Crow Holdings Industrial scheduled to break ground in Bolingbrook shortly before the Elgin project, ARCO/Murray is working directly with multiple trades to reduce material costs by bulk buying. This practice will lead to cost reductions across the two projects for precast, metal decking, joists, and roofing.
Park 90 Elgin features 550 car parking stalls and thoughtful site design to separate car and truck traffic. Additionally, each of the three buildings will have 100% concrete truck courts with ample trailer parking capacity, premium features not commonly offered in the I-90/Elgin industrial submarket. The two smaller buildings have been designed for up to three tenants with the largest building accommodating up to four individual tenants.
