ARCO/Murray, a Top 5 U.S. Design-Builder (ENR), has completed the renovation of its new 185,000-square-foot Downers Grove office at 3113 Woodcreek Drive. The new space triples the company’s prior footprint in the area, reinforcing its commitment to attracting and retaining top-tier talent with a collaborative and amenity-forward workplace designed for growth. The office is ARCO/Murray’s latest investment in Chicagoland, where the company now occupies nearly 220,000 square feet across four locations.
Strategic Growth in Chicagoland
ARCO/Murray’s previous suburban office, located across the street at 3110 Woodcreek Drive, housed the firm’s entire Chicagoland workforce when purchased in 2013. Since then, the company has expanded significantly, adding three downtown Chicago offices in the past 24 months – 549 W Randolph, 311 W Huron, and 500 W Monroe – to accommodate its growing local team of nearly 500 associates.
In October 2024, more than 200 employees across ARCO/Murray’s Tenant Solutions, Sports & Entertainment, Process Solutions, Green Infrastructure, departments and subcontracting teams relocated to the newly remodeled 3113 Woodcreek Drive. ARCO/Murray served as the general contractor with GMA serving as the architect. The building was purchased by ARCO/Murray in 2022, with construction starting early 2023.
Designed for People and Performance
ARCO/Murray new Downers Grove office was designed with employee experience at its core. The space reflects the company’s people-first culture, focusing on collaboration, flexibility, and amenities that enhance both productivity and workplace satisfaction.
A newly constructed lobby and atrium seamlessly connect the four-story office to an adjacent two-story amenity building, creating a dynamic environment that fosters teamwork and innovation. The office includes open and private workspaces, a training room, multiple collaboration areas, and a four-story covered parking garage for added convenience.
The amenity space features a basketball court, fitness center, and a kitchen and lounge with direct access to an outdoor patio. The recreation space, which includes a golf simulator, was inspired by ARCO/Murray’s top entertainment clients.
“Our people are at the heart of our success,” said Brad Dannegger, CEO and Co-Chairman of ARCO/Murray. “By investing in a workplace that encourages connection and enjoyment, we’re not just attracting top talent-we’re building an environment where they want to stay and grow.”
ARCO/Murray occupies three of the building’s four floors, with Anderson Moran leasing a portion of the remaining space.
Investing in Energy Efficiency and Long-Term Sustainability
ARCO/Murray took a major step toward sustainability with the installation of a state-of-the-art solar and battery system by leveraging ARCO/Murray Power Solutions (AMPS) for the system design, procurement, and system construction. The 231 kW ballasted roof-mounted solar system and 530kW/4, 1021 kWh energy storage system will offset the equivalent of 1,035 metric tons of CO2, and 2,400 barrels of oil and underscores ARCO/Murray’s commitment to energy efficiency and environmental responsibility. ARCO/Murray hired its collaborative partner, RealBright Development, as the solar developer on the project because of their expertise in solar and battery solutions and creative financing offerings.
“ARCO/Murray is excited to partner with Real Bright Development to make renewable energy more
accessible for commercial users to benefit both the environment and long-term operations,” said Brad Dannegger, CEO and Co-Chairman of ARCO/Murray. “Our employees love knowing that the energy they consume comes from a clean, sustainable source and we think other companies will too.”
As a 100% employee-owned company (ESOP), ARCO/Murray takes a long-term approach to its business strategy. The purchase of 3113 Woodcreek Drive and collaboration with RealBright Development to add solar and battery reflects a commitment to sustainable, responsible growth, ensuring flexibility for the future while reinforcing the firm’s investment in Chicagoland.
